Frequently Asked Questions
To bring a project like this to life requires careful coordination, clear communication, and transparency.
This project offers a win-win for everyone. Here are some of the questions we are receiving:
A master planned community can be more than just a 'big neighborhood with a pool'.
Montage will be a best-in-class community – truly one-of-a-kind in the Kansas City area. It thoughtfully combines all residences for all walks of life with a network of trails, walking paths, parks & sports fields, and much more. Montage will also have an extensive and varied commercial landscape.
We believe there will be a home for nearly everyone!
Take a look at subdivisions around you. Most likely, you will see cookie-cutter neighborhoods, all within a similar price range. You have a lot of choices in KC to get that "same-ole, same-ole" subdivision, insular experience.
Montage will be different. This will be a community where you can walk from your family home to visit your mom in her villa; where your daughter, son-in-law, and first grandchild can afford their starter home in the same community as your estate home.
Montage will contain a variety of villages cohesively connected through nature, experiences, amenities, trails, and thoughtful thoroughfares.
- Apartment Homes
- Single-Family Starter Homes
- Single-Family Homes
- Single-Family Loft-style Living
- Villas (Active Adult 55+)
- Estate homes
We can do this for two primary reasons:
- Montage is 1,100 acres, so we have the size and scale to do it right, and ...
- We’ve done 'master planned community' developments time and time before. This will not be another "JoCo neighborhood". We have first-hand experience at enhancing and improving lifestyles through authentic community living. We can't wait to bring it to you and those you love.
What can the Liberty School District expect:
There are plans for immediate traffic and safety improvements to 104th and Church with new internal roads providing direct access from Liberty North High School to Plattsburg Rd. This will reduce pressure and backups at Church and 104th.
In years 3-to-5 additional alignment improvements will be made to Church Rd. north of the high school and to 112th.
The on-site demonstration farm at Montage plans to provide educational opportunities to residents and Liberty K-12 students which may include crop science, agri-economy, meteorology, and wind & solar management, along with hands-on growing of their own vegetables and fruits, first-hand animal husbandry, bee-keeping, etc.
A level, well-located, 16-acre site for an elementary school has been earmarked as a donation by the developer to the Liberty School District for construction of another Blue Ribbon elementary school.
Demonstration Farm
The Grove will be a working 8-acre demonstration & learning farm with an orchard and vineyard. There will be special emphasis on child, teen, and family experiences in the principles of good land stewardship.
It will be integrated into the landscape and provide a unique experience to this intentional community.
Trails, Parks and More
Once complete, there will be over seven miles of walking trails, interpretive parks, butterfly gardens, sledding hill, and more. This will include a 1.5 mile walking and running trail connecting the Rush Creek Trail System to Liberty Sports Park. Montage will provide the final link to loop the area's regional trail network!
Montage is only 22 minutes from Kansas City's newly expanded International Airport and just 20 minutes from downtown Kansas City – a true KC jewel in the northland.
Yes, Montage will bring over two million square feet of new, tax-generating, job-providing commercial spaces in a variety of shapes and sizes.
Most of the commercial areas will be fronting I-35 – because none of us wants our home to be facing I-35, right?
The Farmer's Almanac forecast says that will May of 2025 be a beautiful month ... just kidding.
Kidding aside, we are optimistic that the Phase 1 Plat will happen in early 2025, so the initial groundbreaking could occur in Q1 2025.
This would mean that traffic, safety and utility improvements would begin and be made over Summer/Fall of 2025. New homes, businesses, and the farm would be under construction in mid 2026.
The first Montage move-ins are projected for Fall 2026! Inquire here to be put on a list for project updates.
It has taken years of analysis, design, and cooperation with the good work and research of the City of Liberty Staff, MODOT, the planning and engineering firms of Norris Design, TranSystems, and Schlagel Associates (along with the solid work by our team of consultants) to assemble the comprehensive plan for Montage.
In that time, the two senior partners with GaleHart Communities have fallen in love with Liberty ... because Liberty is an authentic mid-sized city with a real, working downtown, is a Tree City USA, and has residents that respect public arts, historic preservation and care for their sense-of-place.
